Application Process

Blackbird homes is made up of 48 single family homes. 

7 will be affordable units (Section 8 & BMR) per city requirements

(We have filled all of our affordable units)


  • A separate rental application & $25 application fee are required for each prospective resident over 18.
  • Combined gross monthly income of applicants is 3 times the monthly rent.
  • Valid form of identification is required at the time of application & move-in.
  • Rental, income and credit histories will be considered jointly.
  • All move-in rent & deposits must be paid by money order, cashier’s check, or credit card (no cash).
  • Our policy is “First come, first qualified, first served”
  • All Applicants receive the same consideration in determining their eligibility.


  • A credit report, income, and landlord verification will be processed on each applicant.
  • Copies of credit reports are available upon request.


Verification of Income:

  • If currently employed: copy of the most current paycheck stub, a copy of the previous year’s tax return/ 1099 or 2 months bank statements.
  • If employment is pending: copy of offer letter on company letterhead, indicating start date & salary.
  • If unemployed, retired or a student: copies of investments, trust funds, child support, alimony, financial aid paid directly to the applicant, etc.

Rental or Mortgage Payment History:

  • Can be obtained from a landlord, apartment community or mortgage company.
  • Evidence of timely rent payments and compliance is required. 
  • Reference information from family members or friends will not be considered.


  • Depending on the results of your application evaluation, you may be required to pay an additional deposit.

  • False, missing, misleading or unverifiable information on the application.
  • Failure to satisfy the income requirement through verifiable income or other resources.
  • Unsatisfied liens, judgments or bankruptcy not yet discharged.
  • Eviction by a previous landlord, or debts owed to a landlord.
  • Rental history that demonstrates serious rent delinquencies.

*If the results of your application screening indicate a negative credit history and you would like to obtain additional information, you may contact the consumer reporting agency identified in your notification letter.
